Please acquaint yourself with the following items so that your stay and that of others will be enjoyable and safe. Please note that a first aid kit is available in the Caretaker’s office and that the caretaker is trained and certified in first aid. In case of an emergency, dial 911. There are two (2) telephones on Ginger Quill Ranch. One is in the living quarters of the Caretaker’s Cabin, and one is in the front room of the Big House.

DEFINITIONS
:
Stockholder: The individual(s) listed on a GQR stock certificate(s), or the designated representative of a trust, or other estate planning entity as permitted in Article VIII, Section 4 of the GQR By-Laws, and having a License Agreement(s) in good standing. Stockholder limits defined in these Rules and Regulations are permitted on a per share basis. A Leasee must abide by these rules and regulations as a Stockholder. The use of “Stockholder” in this document will apply to a Leasee as well). A stockholder not in good standing is not permitted on the GQR.

GQR Official: An employee (Caretaker) or Director of the GQR.
Guest: A guest is any person that is not a Stockholder, GQR employee, or GQR contractor, who is on the GQR. Guests include the children of Stockholders who are over the age of 23. Guests must be accompanied by a Stockholder (or Leasee), while at the GQR and are the responsibility of their Stockholder or Leasee sponsor.
Per Day: 12 noon to 12 noon or any part thereof.
Visit: A stay at the GQR for a period of time.
Licensed Site: A described area of land on the GQR, including improvements, that is licensed to a Stockholder.

CABIN RESERVATIONS:
There are two seasons that apply to cabin reservations for each calendar year:
Peak Season -- Memorial Day through Labor Day
Off Season -- Labor Day through Memorial Day of the following year

Cabin Reservations should be made online, via the reservations button above.

  • A reservation is confirmed when it is visible on the reservations calendar.

  • Reservations are time stamped, and the reservation made first will have priority for the reservation.

  • If Stockholders wish to have a duplex unit or Ginger Quill Cabin cleaned, please add a day at the end of

    your reserved time for cleaning. Stockholders will not be charged for that extra day.

  • The Compound Manager will arrange for the cleaning to be completed. Cleaning fees should be included

    with your payment on the Checkout form. Extra fees may be assessed if washing linen takes more time.)


    PEAK SEASON RESERVATIONS (Memorial Day to Labor Day)

  • Peak-Season reservations are limited to no more than 13 consecutive days and no more than the Big House or two cabins may be reserved per reservation.

  • Stockholders may make reservations only for themselves or for their guests, not for other stockholders.

  • Reservations for the 2023 Peak Season cannot be made prior to noon (MST) on January 1st. From noon January 1st until noon on March 31st, Stockholders can have only one Peak Season reservation on the Calendar. After noon March 31st until 12:01am on Memorial Day, Stockholders may add one additional reservation for a total of no more than two Peak Season reservations on the Calendar prior to Memorial Day.

  • During Peak Season, Stockholders may make additional reservations based on availability. Each Stockholder can have no more than 3 reservations pending during Peak Season.

  • It is important to cancel Peak Season reservations as soon as possible. To prevent penalty fee charges, reservations for Peak Season must be cancelled 21 days prior to the reserved day. This is to allow other Stockholders the opportunity to make summer reservations. If cancelled less than 21 days prior to the reserved date the Stockholder will be responsible for paying the fees for the reserved cabin(s) unless another Stockholder assumes the reservation.

  • Reservations for Peak Season made during Peak Season may be cancelled without penalty, but we urge you to do so as soon as your plans change so that other Stockholders may have the opportunity to use the cabins during the summer.

  • Off-Season reservations are not limited and can be cancelled without penalty.

    CLEANING POLICY

  • Professional cleaning of the Big House after a visit is required. Stockholders must schedule a cleaning day directly after the last day of their use so that cleaning can be scheduled. Stockholders will not be charged use fees for the cleaning day.

  • When personally cleaning a facility other than the Big House, Stockholders should use the Cleaning Checklist under the resources tab above.

  • When checking in, before moving any of your belongings into a cabin, first use the Cleaning Checklist as an inspection guide, marking items that were not clean. Contact the Caretaker to report the problem. Stockholders who do not leave cabins clean will be notified and may be fined by the Board.

  • Supplies will be provided in each unit. If supplies are needed, contact the Caretaker.


Checking In, Checking Out, Responsibilities

Do not stop at the Caretaker Office to check in or checkout. Please use the forms on this site to check in, check out, and submit any liability waivers you may have for your party.

USE FEES:
It is the responsibility of the Stockholder to check out on time unless the outgoing Stockholder makes other arrangements with the incoming Stockholder. Check out is 12 noon.

  • Cabin Fee: Stockholders must pay a per-day fee for Cabin use.

  • Guest Fee: Stockholders must pay a fee for certain Guests. There will be no charge for children of the Stockholder under the age of 23 nor for other children under the age of 7. Guests fees will be assessed as follows: Stockholders will be assessed at a rate of $5 per day per guest up to 8 guests; 9 or more guests will be charged a flat use fee of $45 per day.

  • Fish Fee: Stockholders must pay a Fish Fee of $20 per fish for any fish kept over their limit of 4 fish per year per share.

  • Cleaning Fee: Stockholders are responsible to clean each facility that they and their Guests use at the GQR so that it is ready for the next user. Cleaning Checklist forms are found in each compound unit to guide cleaning. If stockholders arrange for cleaning to be done, they should include the amount of the cleaning fee on their Checkout Form. The Board of Directors may charge a Cleaning Fine to any Stockholder that does not leave a GQR facility sufficiently clean upon departure.

  • Big House: $125 Per Day -- 20 people maximum

  • Blue Grouse: (East duplex cabin): $55 Per Day -- 6 people maximum

  • Antelope: (West duplex cabin): $55 Per Day -- 6 people maximum

  • Ginger Quill Cabin: $25 Per Day -- 6 people maximum

  • Guest Fee: $5 Per Day, per person for groups of 8 or less; 9 or more guests a flat use fee of $45 per day

  • Fish Fee: $20 per fish for each fish over the limit

  • Cleaning Fee: Cleaning fees are $55 for each duplex unit and $25 for the Ginger Quill Cabin. Extra cleaning fees may be assessed at the rate of $25 per hour depending on the number of linens to be washed and put away.

*Due to increased cost of utilities for electric heat, winter use fee for Blue Grouse & Antelope cabins will be $65 per night from December 1st to May 1st each year.

POLICY STATEMENT ON STOCKHOLDER RELEASE AND LIABILITY WAIVER; AND GUEST LIABILITY WAIVERS

STOCKHOLDER RELEASE AND WAIVER - STATEMENT OF LIABILITY INSURANCE

Each Stockholder of the Ginger Quill Ranch Corporation accepts the following effective upon payment of the annual assessment, or upon visiting the ranch premises. Each Stockholder, for themselves and on behalf of any minor children acknowledges and agrees:

  1. That the Ginger Quill Ranch premises are operated as a working cattle ranch and as a recreational facility and that dangers and hazards inherent to such property and uses and the presence of livestock exist;

  2. That the Ginger Quill Ranch does not extend any assurance that the premises are safe for any purpose;

  3. For themselves, and on behalf of their minor children and Guests, to release the Ginger Quill Ranch Corporation, and any Ginger Quill Ranch Corporation Stockholder individually from any and all claims whatsoever, for property damage, personal injury or wrongful death that may occur as a result of the use of Ginger Quill Ranch premises or improvements located thereon or from the presence of any livestock;

  4. To assume primary responsibility for any injury to a person or property, or for the death of any person caused by the act or omission of such Stockholder;

  5. That when using the ranch premises each Stockholder acts for their own individual interest and not as an agent or representative of the Ginger Quill Ranch Corporation;

  6. To carry motor vehicle liability insurance, and general personal liability insurance, and where applicable, ATV liability insurance and private cabin liability insurance, in the minimum amounts of $100,000.00 per person and $300,000.00 per incident; and

  7. It is the Stockholders responsibility to provide each Guest with a copy of the Guest Liability Waiver and have it signed by the Guest on behalf of the Guest and the Guest’s minor children.

  8. That any injury on ranch premises must be reported to the Caretaker within 24 hours.

WiFi IN THE COMPOUND
The ranch has installed Starlink satellite WiFi in the compound. Stockholders staying in the compound cabins can access the WiFi by accessing the Ginger Quill Ranch network and using gingerquill as the password for access.

HOUSE TRAILERS AND CAMPERS:
Permitted only when the Stockholder is at the GQR for a Visit. They must be parked in the compound or on the Stockholder site.

HOUSEHOLD PETS
Vicious, menacing, or undisciplined pets are not permitted at Ginger Quill Ranch. Unsupervised pets must be tied or confined. Please keep your pets off the furniture and beds. Damage caused by pets will be the responsibility of the Stockholder.

ALL VEHICLES/ ATVs/ MOTORCYCLES/ SNOWMOBILES/ BICYCLES/ ETC.
The use of all vehicles is restricted to established roads or on a Stockholder’s Licensed Site, and motorized vehicles must be insured. Long term storage or parking of vehicles, defined as when Stockholders are not visiting the GQR, is only allowed inside permitted structures on Licensed Sites, or in a location designated for long term Stockholder storage by the Board. Storage fees may apply for any storage not on a Licensed Site.

The use of these vehicles constitutes various risks and is considered to be dangerous. The Ginger Quill Ranch does not supervise the use of these vehicles, nor accept any responsibility for their use. The use of these vehicles at Ginger Quill Ranch is strictly at the risk of the user, their parent or legal guardian, and the responsible Stockholder. No motorized vehicle riding in the Compound. Please control noise, respecting others.

HORSES/MULES/LLAMAS
Stockholders may bring a maximum of four large animals to the ranch for recreational purposes only. While at the ranch, these animals must be accompanied by the Stockholder. The animals must be stabled in the holding pen in the compound or in a fenced corral on the Stockholder’s Licensed site, and Stockholders must provide hay for their animals. Picketing of animals is also acceptable, but only on the Stockholder’s Licensed site.

Riding and use of large animals constitute a variety of risks and is considered to be dangerous. Ginger Quill Ranch does not supervise the use of these animals, nor accept responsibility for their use. Stockholders are responsible for any damages caused by their animals. Riding and use of these animals are strictly at the risk of the user, their parent or legal guardian, and the sponsoring Stockholder.

GATES
To keep cattle safely enclosed in pastures, gates on the main ranch should be closed/locked at all times from Memorial Day through October. Gates on the Dunn Property and across Hwy. 125 should remain locked at all times. The combination for those locked gates is “8448.” State Line Ranch has removed previous permissions for Ginger Quill Stockholders and/or their guests to cross or trespass on any State Line Ranch Property. This includes hiking, 4-wheeling, and/or bicycling. Previous permissions allowing crossing through the West Pasture gate to visit the teepees and crossing from the North Pasture Gate to State Line land to the north has been rescinded. Any stockholders and/or their guests will be considered trespassers and will be individually responsible for their actions. Access to the Wilderness Area, National Forests, and BLM lands can only be made through access points from Ginger Quill Ranch properties. Access to the Dunn Property via the Brandenburg Easement is the same as it has always been. Check with Glen if you have any questions about State Line properties and Ginger Quill Ranch access points to public lands.

LAKE and RIVER USE and FISHING
The Stockholder limit is four fish per year per share. Any fish kept or killed by Guests counts against the sponsoring Stockholder’s four fish limit. The use of lakes and rivers on GQR constitutes various risks and is considered to be dangerous. Ginger Quill Ranch does not supervise the use of these water facilities, nor accept any responsibility for their use. The use of water facilities at the ranch is strictly at the risk of the user, their parent or legal guardian, and the responsible Stockholder. All anglers are expected to comply with Colorado state laws. “Catch and release” practices are strongly recommended.

GQR Lakes North Platte River
The use of barbless hooks for flies and barbless single hook artificial lures is required by all anglers. Bait fishing is not permitted. A state fishing license is not required when fishing on the GQR lakes.

Flies and artificial lures only. You must follow the Colorado Fishing Regulations for the North Platte River. A Colorado fishing license is required. The Board of Directors supports stewardship of the North Platte River and requests Stockholders and Guests to support catch and release fishing on our River.

HUNTING and SHOOTING
The Stockholder, and 3 sponsored guests per year (3 guests 1 time or 1 guest 3 times) are permitted to hunt on permitted areas of the Ginger Quill Ranch, or access other public use areas through the Ginger Quill Ranch, for the purpose of hunting, during any single year. All hunters shall comply with state hunting laws. Stockholders must accompany guests when hunting on the ranch or while accessing public use areas through the ranch. No hunting or shooting of firearms is permitted on the ranch except west of State Highway 125 or at the designated shooting range.

Air gun and archery equipment use are permitted throughout ranch, but only under safe conditions and never around people, pets, or livestock. Hunting and use of firearms and other hunting equipment constitutes a variety of risks and are considered to be dangerous. Ginger Quill Ranch does not supervise the use of these items, nor accept any responsibility for the safety of hunters or the use of hunting equipment. Hunting on ranch property or access to public use areas for hunting purposes is strictly at the risk of the hunter, their parent or legal guardian, and sponsoring Stockholder.

GUNS/SHOOTING RANGE
Firearms, including shotguns, centerfire and rim-fire rifles and handguns, may only be carried or used at the designated shooting range, or west of State Highway 125. Use of these items on other areas of the ranch is only by prior written permission of the Board of Directors.

Shooting Range Rules:

  1. No alcoholic beverages or drug use allowed at the shooting range.

  2. Be sure the down-range area is clear of people and livestock before discharging firearms.

  3. Treat all firearms as if they were loaded. Keep the muzzle pointed in a safe direction at all times.

  4. Except when firing, all firearms must be unloaded with the action open and the magazine empty.

  5. An experienced shooter must accompany any inexperienced shooter, and a Stockholder must

    supervise any shooter under the age of 18 years.

  6. Only shotguns may be fired at targets not having backstops. All other firearms must be fired only

    at targets having backstops sufficient to prevent bullet ricochet.

  7. Glass targets are not permitted. All targets and shooting debris must be picked up after shooting.

  8. Shooters and observers must wear eye protection while at the shooting range and are encouraged

    to wear hearing protection.

  9. Pyrotechnic targets, tracer and armor-piercing (steel) ammunition are not permitted at the ranch.

COMMERCIAL USE:
GQR is not to be used for commercial purposes without prior written permission of the Board of Directors.

OPEN FIRES/FIREWORKS:
NO bonfires, NO open pit fires and NO fireworks of any kind are permitted at Ginger Quill Ranch. Fires contained in metal enclosures with spark arresting screens are permitted, except when a fire ban is in effect. A sign will be posted at the front gate advising when a fire ban is in effect.

Liability Waivers
Your Board of Directors has updated the GQR Rules & Regulations for 2023. Respect for and compliance with these are essential for our ranch to run successfully, safely and in the interests of all stockholders. Please read this document. In particular, I direct your attention to the section “Policy Statement on Stockholder Release and Liability Waiver and Guest Liability Waivers.” It is evident, albeit for unclear reasons, that collected ranch guests fees are significantly lower than in recent years. A shared concern is that failure to register, sign liability waivers, and pay appropriate guest fees may contribute to this discrepancy. Our ranch benefits fiscally from honest and accurate guest fee submission. Equally important, the liability risk with stockholders hosting guests without signed liability waivers is unacceptable. To be clear, it is also unacceptable to accommodate a guest who is not officially sponsored in person by a Stockholder. The Board recognizes this may be an issue applicable to a small minority of stockholders. Starting in 2023 ranch leadership will assume a more proactive position to ensure accurate guest fee collection and guest liability risk reduction.

Rules & Regulations
